Setting a price on a home can be difficult. In many cases, much of the value that a family places on a home is based on their experiences in that home. Things that you value in your home may not necessarily be line with buyers’ values.

As REALTORS®, Steve and I can offer guidance on the sometimes difficult task of finding an appropriate market price for your home. The process involves several steps…analyzing your home, comparing it to the local market and taking into consideration other factors that may affect the price.

Analyzing Your Home

Looking at the home’s dimensions, layout and lot size
Identifying which of the home’s features will attract buyers
Sizing up the home’s “curb appeal”
Examining both the interior and exterior of the home.

Comparable Market Analysis

After documenting your home’s features and characteristics, we will search the Dayton and/or Cincinnati MLS for current listings and homes that recently sold in your area. Our goal is to develop a list of homes that are comparable to yours in terms of size, number of bedrooms, number of baths, basement (y/n), garage size, etc. within proximity to your neighborhood.

Once we develop the list, we will show those properties that matched our criteria…paying particular attention to listings on the market, how they are priced and how long they have been on the market. Additionally, we will look at properties that sold…comparing the sale price to the original list price and how long they were on the market before selling.

Preparing the Home for Sale

In the overwhelming majority of listings, owners need to make some changes to the home’s condition before placing a FOR SALE sign in the front yard. The real estate term for this preparation is called staging.

Showing Your House

Showing a home to prospective buyers while the homeowner is present can put a seller in the awkward position of feeling forced to answer a buyer’s sensitive questions. For that reason, we prefer to have sellers out of the house during showings.

There are 2 types of showings…

Open houses…we are advocates of open houses and are aggressive in scheduling open houses with sellers who agree to having open houses
Individual showings…in concert with both the Dayton MLS and Cincinnati MLS, a Centralized Showing service schedules showings. Agents request a showing time and the owner is immediately contacted for permission to show. Once the owner grants permission, the requesting agent is notified and then notifies his buyer.
