Buying a home, whether for the first time or the tenth time, can be a stressful experience. Both Steve and I know that…we’ve been there as a couple and family. Get Pre-Approval for a Home Loan

Unless you are paying cash, you will most likely be borrowing money to pay for your new home. If borrowing money is going to be your choice, you will need to find a lender that is willing to lend you the money and who is also willing to write you a pre-approval letter for that loan. In today’s real estate world, buyers who make an offer on a property and cannot produce a pre-approval letter will, almost without exception, be rejected by the seller.

Do Your Homework with Us

By in large, today’s home buyers have access to sophisticated online tools that help in the buying process. Many buyers use online sites such as Zillow, and Trulia as the base lead generation tools for selecting available homes for purchase. These sites often provide necessary data on available homes but in some cases, the data provided is not “up to date”.

That’s where we come in…The Culham Group has access to all listings in both the Cincinnati Multiple Listing Service (MLS) and the Dayton MLS. Both MLS tools are significantly more “data intensive” than the online tools and are literally updated minute by minute. Listing status (active, pending, sold, etc.) is critical to all buyers…again, in today’s hot real estate market where new listings can literally be gone the day they are listed, it is imperative to work with a REALTOR® that has access to MLS data.

So doing your homework is in reality, a “team effort”; internet tools can be a benefit but Steve and I can help you close the deal with accurate MLS data.

Be Prepared to Buy

This may seem like a “no brainer” but in many cases, buyers enter the market with an “ill defined” idea of when to “pull the trigger” and make an offer on a property…particularly on a listing that has just hit the market.

In today’s real estate world, buyer competition for new listings can in many cases lead to quick sale of new listings…so know your budget and be sure of the area in which you want to buy.
